About the Client

Our client is a fast-growing real estate investment platform specializing in turn-key duplexes and single-family rentals. They manage the entire process—from ground-up construction to leasing and property management—so investors can build long-term passive income confidently. Their model includes rigorous tenant screening, performance-based monitoring, and an in-house maintenance team for fast, cost-controlled repairs and regular inspections.

Role Overview
We are seeking a high-ownership Operations Manager to fully run the day-to-day operations of a residential rental portfolio. This is a results-driven leadership role, not an administrative position. You will own outcomes across rent collection, occupancy, maintenance execution, legal compliance, evictions, and tenant experience. You are expected to design, enforce, and continuously improve systems—and hold people accountable to performance.

If the portfolio performs, you perform. If it doesn't, you own fixing it.

This role removes operational drag from ownership and creates stability, speed, and scale.

Core Responsibilities & KPIs

Rent Collection: ≥95% monthly

Occupancy: ≥95% portfolio occupancy

Maintenance: ≤48 hours average resolution time

Legal Compliance: Zero gaps, 100% complete tenant files

Tenant Experience: Low complaint volume, reduced turnover

Required Experience & Skills
Proven experience managing residential rental portfolios

Deep understanding of:

Rent collection systems

Maintenance workflows

Evictions and legal processes

Tenant documentation and compliance

Ability to lead teams and enforce accountability

Highly organized, detail-oriented, proactive

Comfortable with property management software, spreadsheets, and reporting

Strong communication skills (English required; Spanish a plus)
