Compensation: USD $1,500‑$2,000/month (negotiable based on experience, AppFolio mastery and multi‑asset portfolio management)

About The Role
We are seeking a highly experienced, detail‑oriented and proactive Property Manager to join our rapidly expanding real‑estate investment and development platform. In this fully remote role, you will assume full ownership of a portfolio of investment properties—leveraging your deep proficiency in AppFolio and remote operations to optimise asset performance, tenant relations, vendor management, and financial results. You will serve as the key partner to our operations team, freeing leadership to focus on growth and acquisition while you ensure best‑in‑class property management execution.

Key Responsibilities

• End‑to‑end management of a defined portfolio of residential (and/or mixed‑use) investment properties: tenant screening, lease‑up, renewals, rent collection and retention.
• Manage property operations via AppFolio: maintain accurate property records, track leases, account receivables, vendor invoices, maintenance logs and budget vs. actuals.
• Coordinate and oversee vendor and contractor relationships: obtain bids, schedule preventive and reactive maintenance, QA completed work, negotiate contracts and ensure vendor budget adherence.
• Work proactively to optimise property performance: monitor vacancy trends, implement retention strategies, escalate under‑performing units/assets, provide improvement recommendations to leadership.
• Maintain rigorous financial tracking: prepare monthly reports (income/expense, property level P&L, variance analysis) for submission to leadership.
• Be the primary remote point‑of‑contact for tenants: handle tenant communications professionally, manage inquiries, resolve issues, escalate major matters, and foster positive tenant experience.
• Collaborate closely with acquisitions, development and finance teams to integrate newly acquired properties into the management platform, ensure smooth hand‑offs, and execute post‑acquisition operational transitions.
• Continuously improve remote property‑management workflows and systems: recommend and implement process improvements, automation, and KPI tracking to ensure scalability and efficiency.

Qualifications

• Minimum 3 years of full‑cycle property‑management experience for investment‑grade residential (and/or mixed‑use) portfolios.
• Proven mastery of AppFolio property‑management software (daily usage, advanced functions, reporting).
• Strong financial acumen: experience preparing property‑level P&L statements, variance analysis, budgeting, and cost‑control.
• Excellent organisational and multitasking skills, with the ability to manage multiple assets and tasks simultaneously in a remote environment.
• Exceptional written and verbal communication skills in English (fluency required), including experience engaging tenants, vendors and leadership virtually.
• Self‑motivated, proactive and detail‑oriented: you anticipate needs, drive solutions, take ownership and deliver without constant supervision.
• Comfortable working U.S. business‑hours (9 AM‑5 PM EST) from LATAM time‑zones; remote work discipline and reliable connectivity required.
• Real‑estate investment and development experience is a strong plus.
