Real Estate Underwriter for Wholesale

**Position Overview**:
As a Real Estate Underwriter at Atlas Home Offer, your primary responsibility will be to conduct in-depth market analyses and run comparables (comps) for various types of deals. You will provide 5-10 offer recommendations daily, working closely with our sales team to ensure the offers we make align with both cash buyers and retail buyers, depending on the exit strategy. This role is critical in ensuring that every property we get under contract can be sold within 15-30 days.

**Key Responsibilities**:

- Run comparables for cash offers, novation deals, and traditional real estate listings, ensuring you understand the differences between them.
- Analyze market data to gauge what cash buyers vs. retail buyers would pay for properties in various conditions and exit strategies.
- Provide 5-10 daily offer recommendations to the sales team, ensuring every property we get under contract has a clear path to being sold quickly.
- Collaborate with closers and acquisitions teams to perform detailed market analyses and adjust offers based on current market trends.
- Reach out to active and closed listing real estate agents to gather real-time market data, helping to refine and validate offer recommendations.
- Ensure all offer recommendations are backed by data, factoring in market conditions, property condition, and comparable sales.
- Be comfortable using spreadsheets to track data and manage comparables, ensuring that recommendations are accurate and up-to-date.
- Assist in ensuring that the company maintains a 90% close rate by providing timely and accurate insights into market conditions.
- Training will be provided on novations and other specific strategies, but a strong background in finance and real estate analysis is essential.

**Qualifications**:

- Minimum of 3 years of experience in real estate underwriting, finance, or investment analysis, with specific knowledge of wholesaling and novations.
- Must understand various exit strategies, including cash offers, novation deals, and retail listings.
- Proven ability to run comparables and market analyses for real estate deals.
- Strong understanding of what cash buyers and retail buyers would pay for properties in different conditions.
- Expertise in Excel and other spreadsheet tools for managing and presenting financial data.
- Excellent communication skills and the ability to interact with real estate agents to gather market insights.
- Real estate wholesale experience is a must.
- Highly organized with a keen attention to detail, especially when managing multiple deals at once.

**Compensation**:

- Salary will be based on experience, ranging from $2,000 to $3,000 (USD) per month, with potential for bonuses based on deal performance.
