**Position**: Construction Project Manager

**Role Summary**

The Construction Project Manager is responsible for the overall planning, coordination, and execution of residential construction projects from inception to completion. This includes managing budgets, schedules, subcontractors, and client relationships to ensure projects are completed safely, on time, within budget, and to the highest quality standards15.

**Key Responsibilities**
- Plan, coordinate, and oversee all phases of residential construction projects, including remodeling, additions, ADUs, and new builds.
- Develop and manage project budgets, timelines, and resource allocation to ensure optimal execution and profitability.
- Collaborate with architects, engineers, designers, and clients to define project scope, objectives, and deliverables.
- Hire, supervise, and coordinate subcontractors, vendors, and site personnel; ensure all work meets company standards and quality plans.
- Review project photos & videos to monitor progress, resolve issues, and enforce safety and quality standards.
- Ensure compliance with building codes, permitting requirements, and all applicable regulations.
- Oversee procurement of materials and equipment; negotiate contracts and manage vendor relationships.
- Prepare and submit project documentation, including change orders, RFIs, progress reports, and billing.
- Identify and mitigate project risks; develop contingency plans as needed.
- Maintain clear and consistent communication with clients, keeping them informed of project status and addressing concerns promptly.
- Lead project closeout, including final inspections, punch lists, and handover to clients.

**Qualifications**
- Proven experience (3+ years) managing residential construction projects, including remodels, additions, ADUs, and new construction.
- Strong knowledge of construction methods, materials, building codes, and permitting processes.
- Excellent organizational, leadership, and team management skills.
- Proficient in project management and scheduling software; able to create and manage detailed project plans and budgets.
- Effective communicator with strong negotiation and problem-solving abilities.
- Ability to read and interpret blueprints, plans, and specifications.
- Valid driver’s license and reliable transportation required.

**Preferred Education & Certifications**
- Bachelor’s degree in Construction Management, Engineering, Architecture, or related field preferred.
- OSHA certification or equivalent safety training a plus.
