About the location:

On Colombia’s Caribbean coast, in the historic city of Cartagena, Four Seasons is revitalizing a collection of landmark buildings dating as far back as the 16th century. About the role

As Director of Residences, you will ensure the comfort and safety of our homeowners/guests, protection and maintenance of assets, and handle all employee relations by creating a safe and happy work environment. 

What you will do

1. Manage the day-to-day operations of the residential entity.

2. Respond to a wide variety of homeowners/guest requests by accurately assessing their needs andrequests and then adding personal recommendations and touches to achieve maximumcustomer’ssatisfaction while complying with all Four Seasons’ policies.

3. Manage the luxury private residences with specific focus on the following attributes – ResidentialLeadership, Asset Management, Property Management, Financial/Legal Management, HOAManagement, Stakeholder Relationships & Communication, Service & Lifestyle, and PeopleManagement.

4. Oversee the performance and guest experience of the private retreat program.

5. Seek to enhance, improve, and innovate the experience of the private retreat program by engagingwith the guests, and garnering feedback on their stay while also attempting to retain their future business.

6. Monitor the development and implementation of Residential brand strategies and support the team indelivering flawless execution of services.

7. Director of Residences will own the development and implementation of property-wide initiatives,deliver products and services that create owner engagement while remaining in-line with the entitygoverning agreements and budgets. Acts as the liaison between the Developer, Four Seasons and theHomeowners.

8. Fosters positive relationships between all stakeholders, including Homeowners, Residential Boards,Developer, Sales Team, Employees, Community and Vendors.

Asset Management

1. Conduct regular inspections of exclusive and common area residential spaces, makerecommendations for improvements, address deficiencies.

2. Prepare and execute capital expenditure plan/reserve study plan.

3. Actively participate in all appropriate committees such as energy conservation programs, safetycommittees, recycling programs etc.

4. Ensure the residential facilities are well maintained with respect to Housekeeping and Engineering andEmployee work environment.

5. Oversee preventive maintenance and deep cleaning programs throughout the Private Residences

6. Manage all purchasing, procurement, and third-party contracts on behalf of the Residential entity.

Financial Management

1. Monitor and review the monthly profit and loss statement of each entity, analyze the results, and takeaction when necessary.

2. Lead residential budgeting process and annual meetings in accordance with the entity’s bylaws.

3. Manage expenses based on HOA budget.

4. Manage all capital and reserve fund expenditures and ensure the proper guidelines are adhered toand projects are completed on a timely basis.

What you bring

Strong residential operational background with strong emotional intelligence to enhance relations with all stakeholders. Ideal candidate will be a visionary leader that continuously seeks ways to enhance the resident experience and employee experience. Candidate must have 4+ years prior experience as a Director of Residences or equivalent experience 5-10 years of property management / residential operations and/or Hotel management.

Residential/Hotel Operations or Management, Accounting/Financial Management, Business

Management – Building Management

Working knowledge of the Rooms Division aspects.

Must be able to communicate in Spanish and English
