**Job Summary**:
The COO is responsible for leading and managing the daily operations of the property management company. They work closely with executive leadership to develop and execute strategies that enhance operational efficiency, improve client satisfaction, and drive business growth.

**Key Responsibilities**:
1. Onboarding - manage and oversee the sourcing and launching of new properties.

2. Marketing - manage and ensure marketing team is hitting their metrics to source more properties, investors, and customers.

3. **Operational Leadership**: Provide strong leadership to the operations team, setting clear goals, and ensuring the achievement of performance targets.

4. **Property Portfolio Management**: Oversee the management of a portfolio of real estate properties, including residential, commercial, and mixed-use properties.

5. **Client Relations**: Build and maintain positive client relationships, ensuring exceptional service delivery and client satisfaction.

6. **Team Management**: Recruit, train, and manage a high-performing operations team, including property managers, maintenance personnel, and administrative staff.

7. **Financial Management**: Monitor and manage budgets, financial performance, and profitability of the property management division. Develop strategies to maximize revenue and minimize costs.

8. **Compliance**: Ensure that the company operates in compliance with all relevant laws, regulations, and industry standards.

9. **Process Improvement**: Continuously assess and improve operational processes, systems, and procedures to enhance efficiency and service quality.

10. **Technology Integration**: Evaluate and implement property management software and technology solutions to streamline operations and enhance reporting capabilities.

11. **Risk Management**: Identify and mitigate potential risks related to property management, such as legal, financial, or maintenance issues.

12. **Vendor and Contractor Relations**: Manage relationships with contractors, vendors, and suppliers to ensure cost-effective and high-quality services.

13. **Property Maintenance**: Oversee maintenance and repair activities to ensure that properties are well-maintained and in compliance with lease agreements and regulations.

14. **Reporting**: Generate regular reports on operational performance and key performance indicators for the executive team and clients.

**Qualifications**:

- Bachelor's degree in business, real estate, or a related field (Master's degree preferred).
- Proven experience in property management or real estate operations, with at least 7-10 years of management experience.
- strong mangement skills, experience hiring and firing, experience in various departments (required: finance, accounting, operations, sales), at least 5 years experience in hospitality
- Strong understanding of property management software and technology.
- Knowledge of local and national real estate regulations and compliance.
- Excellent leadership, communication, and problem-solving skills.
- Financial acumen and budget management experience.
- Strategic thinking and the ability to develop and execute operational strategies.
- Customer-focused with a commitment to delivering exceptional service.
- Real estate licensure or certifications may be required depending on the jurisdiction.
