**Summary**

Manage the real estate portfolio of DHL Retail & Operations in Colombia. Responsible for the negotiation of leases of POS and SVC, support in searches of commercial premises and industrial warehouses for the Retail & Operations areas according to the requirements provided by Retail & OPS. Review documents for leasing and preparation of contracts, agreements and settlements.

**Responsibilities**
- Receive the PRFs from the different sectors and review them in detail with the project manager or with the Manager of the operation.
- Perform the site search for the different requirements according to each request.
- Make the presentations to show the options available in the market.
- Coordinate visits to selected sites.
- Make comparative of the options visited for the final decision of BU.
- Review all documents and deliver the property to Construction team after closing all aspects according to the contract with the Landlord if that will be necessary.
- Responsible for follow ups with the leasing contract and verify that all teams are moving according to the timeline, the brokers/ legal/ operations/ IT and PM.
- Responsible to get different price offers, receiving and sending documents between legal/ LL/ construction/ SD and all areas involved.
- Once signed the contract, receive site in the company of the operation and perform the document delivery and photographic report.
- Responsible for request the creation of the vendor in Oracle and secure the first payments from DHL to LL according to the contract.
- Follow-up and update to the payment of commissions for rebates, renewals or closures of contracts.
- Management of leases day by day.
- Work on the procedure to carry out contract renewals.
- Main internal relations with Supervisors, Supervisors Sr., Manager, Manager Sr., Directors and Directors Sr. of OPS, SD, RH, PM, IT, VP´s of Automotive, Consumer, Energy & Chemical, Retail &Technology and Life & Healthcare sectors.
- Main external relations with Brokers of different companies (CBRE, Newmark and others locals), Property Managers, Country Managers, Leasing Managers and Landlords.
- Receive the documentation of the lessors, as well as their real estate, for analysis and feasibility to be leased by DHL.
- Negotiate the lease terms and clauses of contracts.
- Coordinate visits to selected sites.
- Support the different areas of the company for proper operation in the projected times of the SVP, SVC or Meetpoint.
- Manage the signing of the contracts, as well as their validity to avoid legal contingencies against DHL.

**Skills**
- Handle broad range of CRE work - some admin, but sometimes complex and non-routine requiring more background research, e.g. compliance, budget guidance
- Handle and resolve typical, not too complex issues independently
- Provide technical CRE guidance to colleagues, line managers and employees
- May have responsibility for specific business area/ team or service
- Ensure delivery of own service for own area to set standards, targets and schedules
- Takes a lead role in the cost control and/or profitability of an operation / service, identifying and developing opportunities to decrease costs or grow revenue or profit

**Qualifications**
- Relevant University Degree e.g. in Law, Engineering, Architecture or Real Estate related field
- Bilingual: English/ local language as needed
- 2-5 years of relevant
